Johannesburg, a South African economic powerhouse, has a diverse suburb that continues to attract residents from within and outside of Gauten. In recent years, migration trends have changed, and several areas of the city have become increasingly popular.

A recent report sheds light on the moving suburbs of Johannesburg, revealing key patterns shaping the urban residential landscape. Here is the top suburbs, looking at the most relocations, important trends, and expert opinions on the reasons behind these movements.

Suburban people are moving to Johannesburg: Important Insights

Wise Move Migration Report 2025 highlights Johannesburg as the central hub for relocations within Gauteng. The city has seen a considerable number of movement within the provinces in search of better living conditions, affordability or proximity to work opportunities. Take a closer look at Johannesburg's most popular suburbs.

    1. Sandon: A microcosm of luxury and opportunity

Sandon is Johannesburg's most popular suburb, earning 26.5% of all relocations in the city. Known as South Africa's financial centre, Sandton offers a blend of upscale residential areas, world-class amenities and an ever-expanding commercial space.

“Sandon continues to be a destination of choice for both professionals and families,” says Chante Venter, CEO of Wise Move. “The proximity to suburban headquarters, shopping malls like Sandon City and luxurious properties make it an attractive proposal.”

With its vast homes and access to elite schools, Sandton is perfect for those looking for a high standard of living and a vibrant business environment. Additionally, significant infrastructure investments have been seen in the region, making it even more attractive.

    2. Johannesburg Central: The Hub of Urban Life

Johannesburg Central, often referred to as the city's heartbeat, ranks second most popular, with 18.7% of relocations directed towards the area. Known for its bustling atmosphere, the suburbs appeal to those seeking urban life with easy access to commercial hubs, entertainment and cultural landmarks.

This field is popular among young professionals and individuals looking for a dynamic and cosmopolitan lifestyle. “The revival of Johannesburg Central can be attributed to the demand for more affordable but vibrant urban living,” Venter said. “The region is revitalized and has become more attractive.”

    3. Randburg: Affordable Prices Meet Convenience

Lundberg comes third and claims 16.5% of the move. This suburb is especially popular with those who want suburban amenities while staying near major business districts. Randburg balances affordability and accessibility, making it an attractive option for families and young professionals.

With its family-friendly atmosphere, reliable schools and proximity to retail centres, Randburg remains a strong competitor. The suburbs are also known for their green spaces, making them an attractive option for those looking for a quiet environment not far from Johannesburg's business district.

    4. Midrand and Roodepoort: Emerging Hotspots

Other prominent suburbs gaining traction include Midlands (11.2%) and Loudepoult (10.1%). Conveniently located between Johannesburg and Pretoria, Midrun is a mix of residential and business centres. Development in the region, including the Mall of Africa, continues to attract both residents and investors.

Roodepoort is often praised for its blend of affordability and natural beauty, and is also a growth in the suburbs. Accessibility to green spaces like Walter Thistle National Botanical Garden and competitive property prices make Loudepoult a favorable destination for families looking to settle in quieter and affordable areas

    5. Eastland: Scattered but steady growth

Eastland suburbs, including Boksburg, Kempson Park, Gelmeston, Edenvale and Benoni, have seen scattered but steady relocations. Each of these areas accounts for around 3-4% movement, with Boksburg and Benoni appearing as top candidates. These areas are highly sought after due to their affordable prices and proximity to Tambo International Airport, offering something convenient for business travelers and families.

Why are people moving to these suburbs?

There are several factors that drive the Johannesburg transitional pattern. Affordable prices are an important consideration, particularly in areas such as Randburg and Loudepoult, that property prices remain lower compared to more expensive districts like Sandton. Proximity to work also plays an important role, and in areas such as Sandon and Johannesburg Central, attract experts for their intimacy with the business hub.

Plus, lifestyle choices are becoming more and more important. Suburbs like Roodepoort and Randburg offer a combination of suburban tranquility and easy access to nature. This appeals to families and individuals seeking a balance between work and family life.

    The evolving landscape of Johannesburg

The Johannesburg real estate market continues to evolve, and the transition trend indicates a transition to suburban areas that offers a fusion of convenience, affordability and quality of life. From the gorgeous streets of Sandon to the suburbs of Randburg and Loudepoult, each area offers unique benefits suitable for a different lifestyle.

Wise Move's Chante Venter summarises the trends. “The Johannesburg real estate market is dynamic and residents move around the city to find areas that meet their evolving needs, such as work, family life and lifestyle preferences.”

As the Johannesburg landscape continues to change, understanding these transitional patterns can provide valuable insights to both potential home buyers and investors looking to make informed decisions.
