    In today's environment of changing lifestyle priorities and challenging the economy, South Africans are looking for niche real estate investments that provide money security and value.     Wenger said there are several reasons investors should try to buy land on the South Coast of KZN, rather than refraining from purchasing.

    1. Tax benefits

    He points out that one of the most important benefits of purchasing raw land is potential tax savings. “Unlike purchasing pre-built property, acquiring land is often a lower VAT or transfer obligation, or the complete absence of transfer operations that reduce the overall cost of ownership.

    By purchasing the land and building the building later, Wenger says that homeowners can spread their economic commitments, making it easier for cash flow management and planning for the future.

    2. Hedge against inflation

    From a value growth perspective, Wenger says the vacant land served is a significant investment. “Unlike other assets that can depreciate over time, raw land is a finite resource that we tend to value, especially in places where we are sought. The KZN South Coast can protect its value, especially by claiming only natural beauty, accessibility and attractive charm. Over time, buyers also have the option to retain the land and sell it at a higher price, which will almost make an effort and generate great profits.”

    3. Build on your own terms

    Another major attraction for purchasing raw land is the flexibility it offers to homeowners. Unlike buying a pre-built home, Wenger says that land allows investors to choose what they want within the parameters of their development.

    “This option is especially valuable in today's fast-paced world where lifestyle needs and design trends are rapidly changing and based on preferences. Raw land offers the freedom to create a home that matches your vision and timeline,” he points out.

    4. Rare opportunities

    The KZN South Coast is one of South Africa's most desirable regions and is renowned for its blue flag beaches, subtropical climate and relaxed lifestyle. However, Wenger warns that there is an increasingly scarcity of opportunities to own land in the area, particularly with developments focusing on new environments.

    “The KZN South Coast offers the advantages of coastal living without the large price tags associated with such an environment. However, there are only a handful of gated estates offering raw land for sale.

    5. Infrastructure Growth

    Looking at the wider South African landscape, Wenger says there is more reason why investing in raw land is now a well-versed movement. From the stability provided by a national unified government to the trust of South African consumers in the real estate market that is sitting at a decade high, the outlook for the South African real estate market is good.

    “This was further strengthened by the announcement by Finance Minister Enoch Gondonwana that an additional R46.7 billion has been allocated to major infrastructure projects. In addition to the push for private public partnerships to drive infrastructure development, South Africa is in the right path to ensure road upgrades and growth in the region.”
