    It is not surprising that the key determinants of security, convenience and quality lifestyles for South African home buyers have led to an increase in the demand for real estate living. Since then, this has evolved to bring about an increase in South African precincts as buyers have been looking for comprehensive investment options.

    “Buyers definitely want a lifestyle that comes from living in real estate with ample green space and privacy, but they want to get closer to a place of action, meaning there are amenities such as restaurants, shops, schools and recreational facilities.

    “That's why we focused on the shift from basic real estate living that provides security and freedom to living in the precincts with the added benefits of important amenities in the proximity to homes,” he says. “These 'villages in towns' encourage homeowners to access a seamless lifestyle, reduce the need for long commutes, and stay within the community that people know and love. ”

    The precinct is virtually all-inclusive, self-sufficient boundary development, zoned for many uses. This model is designed to support a “live, work, play” lifestyle by eliminating long commutes and building a balance that creates a lifestyle.

    More than just a residential real estate – one or more of these, but the precincts are a fully integrated environment that generally offers investors.

    A new chapter in South African real estate

    Traditionally, property journeys included multiple movements, with home size and style shifting across each life phase. From lockup and go apartments to family homes and retirement locations, each transition requires a relocation to a new neighborhood or community.

    “The concept of the precinct has changed this because we can find a home that suits your stages of life without losing the community you have come to know and love,” continues Van der Merwe. “The trend of working from home is strongly in line with the life of the school district.

    He said an additional benefit for South African precinct investors is growth in investment value. “In Renishaw Hills, the first property developed within the Renishaw Coast, homeowners have increased the value of the home by 60% in just six years.

    Growth of the Renishaw Coast Area

    Spanning over 1,300 hectares near Scottburg, the Renishaw Coast District is one of the most ambitious developments on the central southern coast of KZN. Supported by Renishaw Property Developments, a subsidiary of Crookes Brothers Limited listed in the JSE, the district has already proven success with five stages of its flagship mature lifestyle estate, Renishaw Hills.

    The Renishaw Coast District is zoned to include residential developments that cater to multi-generational families. Retail and Commercial Hubs. Educational and medical facilities within walking distance. A significant 80% of the land has been replaced for conservation purposes.

    In addition to the success of the initial residential development, two commercial transactions have already been confirmed by local businesses. The first is the construction of a luxury shopping centre supported by the Cubisol Property Fund, with complex zoning that allows for potential apartment blocks.

    Second, gasoline filling stations, convenience stores and fast food drive-thru will be developed by Hampson, a well-known local business owner. Negotiations are also underway to establish private schools, medical centres and further recreational facilities.

    “The southern coasts across KZN are positioned very well as the ever-increasing demand for coastal living in South Africa,” said Van der Merwe. “In addition to boasting the most Blue Flag Beaches in the state, along with boasting nature reserves, world-class diving sites and golf courses, property prices average 30% lower than the North Coast, which is an affordable yet valuable investment.”
